Terms and ConditionsTerms and Conditions for Rental Agreement.
1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10 A.M. EST. An early check-in or late check-out can usually be arranged for an additional fee. 2. All units are NON SMOKING. 3. Pets are not permitted in rental units, unless pet is a guide dog. In which case a pet deposit fee of $200 will be required. Which shall be refunded in 14 days of your stay if no odors or stains are present. 4. DAMAGE/RESERVATION DEPOSIT- A reservation deposit of $200 is required. We cannot hold bookings until we have received your deposit. We also require a $300 refundable security deposit in case of any damage caused during your stay; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
5. PAYMENT – The full balance, including the security deposit, is due eight (8) weeks prior to your stay. The advance payment will be applied toward the room rent. Please make payments in the form of on line credit card transaction, through the Florida Sunlite Villas website, bank money orders, cashiers checks or personal checks payable to Florida Sunlite Villas. 6. CANCELLATIONS – The property management company should be informed immediately of any cancellations. This must be confirmed in writing and is effective from the date we receive it. Cancellations subject to the following conditions; a. Up to 8 weeks prior to stay, a full refund will be given minus a $50 cancellation fee. b. 6-8 weeks prior to stay, a full refund will be given with the exception of the deposit. c. Under 6 weeks; you will be refunded 50%. d. Any cancellations for reasons beyond your control will be covered by your insurance company. Any recovery of your losses should be taken up with your insurance company. 7. MAXIMUM OCCUPANCY- The maximum number of guests per unit is measured by how many bedrooms said villas has. Maximum of 2 persons per bedroom. Any unauthorized occupancy by people not listed will be subject to loss of the security deposit and immediate termination of the rental agreement. This rule is strictly enforced, if broken, your booking will be rendered void, all monies will be forfeited and you will be asked to leave the property immediately without compensation. All state rules for safety and insurance are strictly enforced by Florida Sunlite Villas. 8. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate. 9. INCLUSIVE FEES – Rates include a one-time linen-towel setup. 10. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate, however a mid stay clean is available, from $80 and up, rates change with size of house, contact the property management company for more details. We suggest you bring beach towels, some homes supply "Pool towels" these are colorful towels provided for poolside use, DO NOT use the bathroom/kitchen towels for pool/BBQ/grill. Wash the colored towels separately to household towels/linen. We do not permit towels or linens to be taken from the units. 11. RATE CHANGES – Rates subject to change without notice. 12. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. 13. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 14. PARKING PASSES – Parking passes are given out in some communities, If you will receive one, you will do so upon entering the front gate of the community by a security guard. Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renter's expense. 15. LIABILITY- The owner/management does not accept any liability or responsibility for lost property, damages to vehicles, injuries or theft arising from your occupancy in one of our villas. The guest is entirely responsible for taking out adequate insurance to cover ALL risks. This waiver also applies to any person(s) visiting the property as guests of the guest. The owner/management does not accept any liability for injury, damage, loss for any claim made by a third party as result of actions by the guest(s) and any other persons occupying the property during the stay. 16. MISCELLANIOUS- A list of rules to abide by while in the pool is located in the property. The pool/spa/hot tub (in Town homes) are used at your own risk, under NO circumstances shall the pool equipment be tampered with or altered. If the locks on the equipment are damaged or broken in any way a charge will be made. If the pool heater is turned on a charge of $25 + tax per day will occur. The property will be cleaned prior to your arrival, and after you have departed. Please ensure that upon your departure you leave the villa in a clean and orderly state, please be aware that there will be an excessive cleaning fee taken out of your security deposit if the villa is left in an untidy state. If you move any furniture during your stay, please ensure that everything is returned to its original place, a damage charge will incur if things are moved. The owners/management company does not accept any responsibility or liability for any equipment failure and or services in the home regardless of how it may have occurred. However in the event of a problem, the client should inform the management company, who will do everything to rectify the problem. The management company is not liable for guests property while they are in the villa and we don't not accept responsibility for any lost, misplaced, stolen or personal property that may have been left inside of the villa.
I hereby give permission to charge my credit card for the amounts above. I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance. By Signing Below, I agree to all terms and conditions of this agreement.
